01 · Gosforth, Newcastle upon Tyne

West Mews

An exclusive portfolio of four high-specification apartments off West Avenue, discreetly located in one of Gosforth's most sought-after suburbs. Design-led, premium-built, finished to a standard the North East market rarely sees — herringbone parquet, panelled walls, coffered uplit ceilings, wraparound private terraces, sustainable air-source heating with solar and battery options. The flagship penthouse runs to approximately 2,700 sq ft over a single floor, with a 1,400 sq ft west-facing sun terrace accessible from every room.

A redevelopment of a former Forest Hall care home into twelve self-contained serviced apartments — five one-bed, seven two-bed. Built to a high-specification brief for serviced-stay operation, with video intercom entry, digital keypad locks, CCTV, and a south-east-facing residents' patio. Minutes from the Metro and the Newcastle coast road.

47 Newgate Street

A redevelopment in the heart of Bishop Auckland town centre — a historic building reimagined as ten luxury apartments above a new retail venue, with sympathetic restoration of the heritage frontage. A regeneration-priority address on a street being brought back to life as part of Durham County Council's town centre programme.

04 · Prudhoe, Northumberland · Grade II Listed

Prudhoe Hall

The conversion of Grade II Listed Prudhoe Hall and adjacent stables — a Victorian Renaissance former gentleman's residence built in 1878 for Matthew Liddell — into twenty-three residential units. Part of the wider Cottier Grange regeneration of the former Prudhoe Hospital estate. Cost-planned for the listed building conversion specifically, with care for the heritage fabric and historic envelope.

05 · Medburn, Northumberland

North Carol Wood

A multi-plot residential scheme at Medburn — four substantial detached family homes of approximately 4,200 sq ft each, designed by Blake Hopkinson Architecture. Construction sum circa £2.7m on a JCT Design & Build 2024 fixed-price contract, delivered by 1 Oak Projects. Lovatt acts as Contract Administrator and Principal Designer with the common-ownership disclosure recorded on the engagement letter and procurement led independently.

Causeway

A conversion at 46 Causeway, Sheriff Hill into multiple apartments — including pre-construction asbestos remediation, building regulations compliance for protected entrance hallways, and design coordination with the project team through planning condition discharge.

Claypath Lane Retail Park

A £3.5m new-build multi-unit commercial scheme on the A194 corridor, delivering four-plus retail units across a drive-thru Starbucks, a Greggs, an Indigo Sun tanning studio, and ancillary light-industrial space. Approved by South Tyneside Council; building regulations completion certified.
